Lease Rental Discounting (LRD) is a term loan offered against rental receipts derived from lease contracts with corporate tenants. The loan is provided to the lessee based on the discounted value of the rentals and the underlying property value.

This financing is offered against future rent receivables from the commercial and residential properties that are leased out.

The loan can be used for meeting your working capital requirements or to grow your business.

Discounting of lease rentals of a reputed lessee like reputed foreign/ Indian MNC & IT company’s public sector banks & private sector banks as per the terms of lease.

Key Features :

  • Loan Amount: Rs.10 Lacs Onwards (subject to eligibility conditions being met)
  • Max LTV: 70% of valuation of Property
  • Rate of Interest: 11-15%
  • Loan Tenure: 1 year to 15 years
  • Processing Fees: 1% of the loan amount + Service tax as applicable
  • Foreclosure Charges: 2% of the outstanding amount + applicable taxes
  • Co-Applicant: All co - owners of the property will have to sign up as co-applicants
  • Repayment: The repayment towards your loan will be from the escrow account opened exclusively for collection of the rentals from the lessee occupying the property

  • Last 3 years IT tax returns with profit and loss account and balance sheet duly audited by CA
  • Latest 12 months bank statement- Savings Account and Current Account
  • Existing loan sanction letters accompanied with repayment track
  • Business profile on the letterhead of the company

    Partnership Firms
  • Age proof of all the partners in the form of PAN Card Passport or Aadhar Card
  • PAN Card of the firm
  • Residence proof of all the partners, utility bills/ passport/bank statement/ registered rent agreement
  • Proof of Business- Shop and Establishment Certificate/Vat Registration Certificate/ Service Tax Certificate
  • Latest 3 years Income Tax returns with profit and loss and balance sheet duly audited by CA.
  • Latest 12 months bank statement of the firm and of the partner’s savings bank account
  • Partnership deed
  • Existing Loans Sanction letters accompanied with repayment track
  • Business profile on the letterhead of the firm.

    Companies
  • Application form duly filled with photographs of directors.
  • Age Proof of Directors- PAN Card, Aadhar card, passport
  • Residence Proof of Directors- Utility bills/passport/bank statement/ registered rent agreement
  • PAN Card of the company
  • Education Qualification- A professional qualification certificate in case of Doctors/CA/Architects

  • MOA AOA List of Directors Share Holding Pattern of the Company
